Payments Schedule
- Reservation - Make a deposit of 5% of the total unit cost which is completely recoverable by deduction from the final payment.
- Signing - The Sales and Purchase Contract has to be signed within 30 days of the reservation. A 35% payment of the Villa price is required upon the signing of the Purchase Contract.
- Installments - The balance will be divided into regular installments over the construction period of the project (if purchased during contraction period).
Founds transaction system to the Developer
There are three options available to transfer money.
1. Set up local bank account in Thailand in the name of purchaser and forward funds into the Developer account.
2. Transfer funds to the Developer account, who shall then organize all appropriate paperwork and certification.
3. In the case whereby the property is purchased via a Thai company, transfers can be made directly to the company bank account.
Payment Procedure
Foreigners are required to remit at least USD 20,000.00 into Thailand per transfer to receive a FOREX Transfer Form. This form will be needed to transfer the unit under foreign ownership and also remit money back out of Thailand if required in the future.
Note: Conversion to Thai Baht has to be done in Thailand and not before the transfer is made into the country. Furthermore, instructions on the transfer must state ‘for the purchase of property’.
Additional Expenses
- Tax and Transfer fee - Calculated as 4% of the sales price.
50% paid by Developer
50% paid by Purchaser upon transfer of title deed.
